Why do my windows have condensation?

Why is my sliding glass door hard to open/close?

If your sliding glass door is getting hard to operate, it is good to remember that maintenance on your door track is important for keeping the door working smoothly, even just a little bit of dirt or debris can disrupt the door’s movement. Here are tips and tricks:

How do I keep your hardware lubricated?

Like most mechanical items, door locks can become sticky and hard to use over time.
Cleaning and lubricating the components will help keep the lock working smoothly and extend the life of the hardware. First, clean the keyhole with a penetrating lubricant like WD-40 (Don’t apply household oil to the key or cylinder because it attracts dirt and eventually gums up the lock). Second, spray the lubricant into the keyhole itself and then spray it on the key. Third, Slide the key in and out of the lock several times to spread the lubricant.

How do I keep my windows opening/closing smoothly?

Use silicone spray on the moving parts of vinyl windows, and be sure to wipe up any excess or spills. A great tip for maintain your vinyl windows is to avoid spraying your silicone lubricant directly into the tracks. Instead, spray onto a cloth and use that to apply the lubricant to the tracks. This extra step prevents the pray from leaving lubrication residue on your window glass. How do I clean out my windows/sliding glass door weep holes?

Does your window and/or sliding glass door have a lot of residues build up? That usually means you need to clean out your weep holes, here is tips and tricks to help ensure water runs out of the track properly.

Do I need glass pane replacement or full window replacement?

If your window isn’t too old and the frame is still intact but you are just having seal failure (condensation/discoloration/cloudy/foggy in between the glass panes), chances are you just need to have your glass pane replaced, and resealed.

If your window frame is cracked, falling apart, older, old aluminum/metal/wood and you are experiencing seal failure, your best bet would probably be to replace the window completely.

How do I maintain my exterior caulking?

It is important to maintain the exterior caulking around your windows and doors to prevent water infiltration. Annually, take the time to walk around your home, and check the caulking around your windows for cracks or breaches. If you see any breaches, use a caulking formulated for exterior use on windows and doors. Patch the areas where the caulking is breached.

Is there a standard size window?

There is not a “standard” size window. Every home is unique, and because of that every window we order is custom-ordered to the size needed. 

How long does it take to install?

Depending on how many windows/doors you are replacing. It can take a few hours to a few days. 

I am already working with an estimator, can I come to the showroom?

We would love to have you in the showroom to feel and operate the windows/doors you are choosing from. But it would be best if you schedule a time for you and your estimator to meet here. Your estimator has already been out to your home so they know the details of your project, that being said it would be best to have them present to answer all of your questions. 

We purchased Milgard windows from you and it is covered under warranty, where should I start?

If you purchased Milgard windows/doors from us and it is a lifetime warranty, give us a call at the office and we will take care of the paperwork needed to submit this service claim. Milgard will be the one handling the service. If you are unsure of the warranty, give us a call and we can look up your project. 

How much does it cost to replace my windows/doors?

This is a hard question but a very popular one. There isn’t a “price” we can just give to customers. You have to take into account the different window/door types, styles, features, and materials needed to do the replacement. The best bet would be to have an estimator out for a free consultation, where they can measure your windows/doors see what your and discuss products to get you an accurate quote.
